The new Fipezap index for September shows the growth of Florianopolis neighborhoods over the past twelve months. According to the ranking, Capoeira was the largest increase in area in m², with an increase of 23.5% per year.

Florianopolis, the capital, is the third municipality in Santa Catarina to have its value increased in September compared to the previous month. The rate is 0.91%, which is higher than the average property valuation across Brazil, which is valued at 0.60%.

Balneario Camboriu, on the north coast, saw the highest price increase in September among the 50 Brazilian cities analyzed in the study. The maximum amounted to 2.75% compared with the previous month. Behind Brazilian Dubai in the ranking is Manaus – the capital of the Amazon showed an increase of 2.08%.

Then comes Vila Velha, the capital of Espirito Santo (up 1.92% from the previous month); Caxias do Sul in Rio Grande do Sul (1.68%); and Praia Grande in São Paulo (1.66%).

In total, the rating analyzed seven cities of Santa Catarina. In the state, San Jose is in second place in the valuation rankings, with real estate up about 1.57% from August. For 12 months, the increase exceeds 20%.

Then come Itapema (up 1.43% m/m and 17.40% y/y) and Blumenau (1.42% and 17.14%). The capital Florianopolis is in third place with a growth of 0.91% in September. The average property valuation throughout Brazil is 0.60%.

Balneario Camboriu also has the most expensive m² of the rated cities, with a cost of around 10.74 thousand reais – the municipality of the north coast of Santa Catarina ahead of São Paulo in second place. Also in the first positions were Itapema (4th place after Rio de Janeiro) and Florianopolis (6th place after Vitoria in Espírito Santo).

Keeping in mind that according to the index, the cost level ranking is different, where even with a slight increase in the month of September, Agronomic District still leads the level ranking, being the most expensive area of ​​the capital.
