The town of Balneario Camboriu on the northern coast of Santa Catarina is updated every day. The next major project that promises to change the face of the city is the new beach at Praia Central, which will be the largest urban renewal project in the country.

With an investment of more than 500 million reais, the linear waterfront park will have an area of more than 600 thousand m² and will have about a 20% impact on the value of real estate immediately after the start of work.
Urbanization will be carried out on an area of 250 thousand m², which is already considered the largest urban redevelopment in the country, and in addition to the 350 thousand m² expanded area, a large linear park of 600 thousand m² will be created – “Park da Orla”.
In addition, macro-drainage costing more than 75 million reais is planned for Avenida Atlantica. Another important investment will be an underground energy network, providing greater security and further improving the landscape of Balneario Camboriu.
Just as it did with the sand strip expansion, this new million-dollar investment should impact property values in a city that already has the most expensive square footage in the country.
According to real estate market expert Bruno Cassola, the new wave of increases in apartment prices should lead to an increase in apartment prices by about 20%.
“Thanks to the work to renovate the embankment, the city will reach a new level, which will lead to an improvement in the quality of life, well-being and safety, which are important factors for tourists and investors. For those who want to invest in real estate, this is the ideal time, because with my experience I can say that a new wave of growth in value should occur within a few months of the start of work,” says Cassola.
The unprecedented project model, developed by the architect Indio da Costa, involves a partnership with the private sector, where the city’s construction companies will be responsible for the execution of individual parts.
In return, these companies will receive the amount invested in the Onerous Development Grant, which is an additional fee that a company pays for using the city’s airspace when constructing buildings larger than the general plan. There will be a total of 18 sections, the average cost of each is 15 million reais.
Work on the new embankment will begin soon
Section 17, between 4400 and 4750 streets, is expected to be the first to open in the coming months. Negotiations have already taken place with the construction company and are now awaiting court approval.
Offering sites 15, 16 and 18 to other city developers is being reviewed by the City Council and should soon be sent to the mayor for approval. The part involving the commencement of work up to section 14 will be carried out after macro-drainage.
The Avenida Atlântica Linear Park will feature a garden, path, jogging track, as well as 12 playgrounds, four gyms, ten bocce courts, and other recreational opportunities and amenities. Security is also an important consideration, with 240 high-definition security cameras.
