Balneario Camboriú started this week preparatory meetings to review the municipal master plan. The document is from 2006 and has already been revised in 2015. Now, in 2022, the second edition intends to update the document, taking into account changes in the city in recent years.
While the talks are still preliminary and needing community approval, Fabiano Mello, Secretary of Urban Planning and Budget Management, is already putting forward one of the topics to guide the review: increasing structural restrictions in the neighborhood of Balneario Camboriu.
“In the Center, we cannot increase construction, as it is being enlarged. But there is demand that can be channeled to other areas,” he says. For example, in the city center there are no floor restrictions, and therefore the famous skyscrapers of the city are concentrated here. However, there is nowhere else to build more buildings, and the real estate market has now shifted to neighboring towns such as Itajai and Camboriu.
“The Nações area today has a template (limit) of seven floors. I cannot guarantee that this figure will increase with the review, but this is the study that we will present,” he says. Still to be discussed and ideas are just previews.
Mello also states that the review has priorities, the main ones being environment and sustainability, as well as urban mobility. “The master plan is used to define where we want the city to be in 5, 10, 30 years,” he says. According to the secretary, one of the proposals that should be integrated into the plan is the urban bike network, which should help with urban mobility, which is already a problem in the city.
However, no deadline has been set for the review of the plan. Next Monday (17) will be the last scheduled pre-meeting to discuss proposals from neighbors of the Center, the Nation and the States. Other issues have already been discussed at previous meetings.
Then conferences begin in the city council from October 21 to November 17. At these conferences, members of the Master Plan’s College of Delegates will evaluate the municipality’s proposals and determine what will be included, removed, or changed in the document.
The planning secretary also invites the public to participate in the meetings. The law provides that all of them, both conferences and preliminary, are open to the community, which has a say in the evaluation of proposals.
