Florianópolis recorded a 33.34% increase in property rental prices over the past 12 months and is the capital with the highest fluctuations over this period among the 11 cities tracked by the FipeZAP index, which analyzes the Brazilian real estate market.

The survey, released on Tuesday (18), tracked the average rental price based on 2,174 listings and took into account the monthly results of the past 12 months ending this September. Ranking third in terms of average price among the capitals, a square meter in Florianopolis costs 37.80 reais.
In first and second place are Sao Paulo (SP) and Recife (PE) with an average cost of 44.47 and 40.86 reais, respectively. The lowest values even among the capitals were in Fortaleza (R$23.45), Goiania (R$23.45), Porto Alegre (R$26.54) and Curitiba (R$28.60).

In the last month alone, the FipeZAP home rental index in Florianopolis recorded an increase of 2.36%, the highest among the capitals. For the year – from January to September 2022 – rent in the capital of Santa Catarina increased by 27.17%.
Joinville and San Jose
Besides Florianopolis, two other cities in Santa Catarina are also tracked by the FipeZAP index.
Rental prices in Joinville have changed by 9.14% since the beginning of the year, while rents in San Jose have increased by 27.32% over the same period. The average price per m² is BRL 24.74 in Joinville and BRL 31.05 in San José.
Prices are rising but slowing down
Rental prices in Brazil rose by 1.08% in September, representing the fifth consecutive slowdown after stronger growth in April (+1.84%), May (+1.7%), June (+1.58% ). July (+1.37%) and August (+1.3%).
Despite the loss of strength, the average rent is currently peaking at 15.95% in the last 12 months, the highest level since December 2011 (+17.3%).
