According to the IBGE (Brazilian Institute of Geography and Statistics), the population of the capital Santa Catarina is also increasing more than twice the national average. While the demographic growth in the country is 0.7%, in the capital agglomeration it is 1.6%.

This movement, combined with a greater desire for well-being and a good life caused by the pandemic, took everyone by surprise in 2020 and redefined values, personal and professional relationships, the job market, and greatly stimulated the search for real estate. who offer these differentiated conditions to their residents. Which correspond to this new concept of housing and which provide, above all, the most valuable resource in a globalized world accelerated by innovation and constant technological evolution: time, free time with family, friends and for yourself.

However, in Florianopolis, this demand is currently facing a formidable obstacle: a lack of real estate supply to meet this growth. Eduardo Gastaldo, CEO of Bewiki, believes Santa Catarina’s capital could face a real estate blackout in the short term.

“Today there is a shortage of objects on the market, there are not enough sites with proper registration and environmental licensing. The population of the city is growing, and there are no more large areas with approved projects. The earth is missing. We must understand that our city has become one of the best places to live in the world, it attracts people from many places. Slow license approval contributes to real estate shortage

The delay in the approval of licenses for the construction of new facilities, as well as the time required for the effective construction of the facility, contributes to aggravating this situation, recalls Gastaldo. “What is happening to our city has already happened to many others. And since this is an island with many ecologically protected areas, the shortage of land is getting worse. I see that the mayor’s office is working with organized civil society to find alternatives that will result in a revision of the master plan.”

He adds that Florianopolis City Hall has taken steps to change this and has promoted initiatives such as encouraging the use of active façades, which favor mixed-use buildings over residential ones; and residential approvals through self-declaration, where the professional in charge of the project takes technical responsibility, expediting their approval. “But we also need to think about other actions, such as compacting areas where infrastructure already exists and upgrading existing buildings. Decentralization of housing, services and trade

Another factor responding to this demand for more time and quality of life is the decentralization of enterprises and the creation of new centers of the creative economy, multifunctional complexes and landscaped microdistricts that meet the new needs of the population. Taking advantage of the growth of the region, which has attracted companies and investors from the technology and innovation sector, the Real Parque will bring together 3,000 people in an area of ​​more than 300,000 m², divided into 280 lots. Unlike closed condominiums, the project, which follows the concept of new urbanism, will have a horizontal growth, with the priority of houses, squares, public recreation areas and social areas, while not forgetting about safety.

In addition to its privileged location on the SC-401 highway, in a region that connects the two main trade and service centers in the capital, center and north of the island, the area has over 40 hectares of natural forest. and two-lane access on SC-403. The development also includes 280 lots divided between home (single-family) lots and building (multi-family) lots.

Concepts such as sustainability are favored in a project that has large forest areas as well as systems to conserve water, energy and recycling.

Once construction is completed, the recreational areas – playgrounds, recreation areas, animal playground and gym – the community garden and landscaping project will be managed by a residents’ association responsible for maintaining the community services in good condition. The goal is to offer new centers of recreation, sports and coexistence not only to the residents, but to the entire region.

In addition to housing, Real Parque will also have shops such as a bakery, pharmacy and butcher shop to ensure residents move as little as possible outside the area.
